Trap, red line, verify

The trap is what typically goes wrong. The red line is the standard to put in writing; if a contractor won't accept it, stop. Verify is what you check, measure, or request before you release payment.

Use it three times: before signing, during construction, and before final payment.

Lump-sum earthwork with no quantities

Trap

One price for "site work" hides how much is cut, filled, imported, and hauled off. Extras are counted by the truckload, and loosened soil swells roughly 20–30%, so truck yards overstate the work.

Red line

Earthwork priced with stated cut and fill quantities in bank cubic yards, with fixed unit prices for import, export, and over-excavation. Aggregates ticketed by the ton.

Verify

Scale tickets for every load of stone. A 100 × 200 ft arena with a 6 in compacted stone base needs roughly 700 tons.

This checklist is an owner's reference. It does not replace a licensed engineer, surveyor, or your local codes. Where a local requirement is stricter, it governs.
